Unit 2 contains approximately 826 sq ft at ground floor level with a mezzanine area of approximately 134 sq ft accessed by staircase from the ground floor.  The unit is rectangular in shape with excellent natural light and is served by roller shutter door and separate adjacent pedestrian door.  The unit contains a WC with wash handbasin and a separate tea point comprising a sink and base unit, hot water is by instantaneous electric water heaters.  There is an additional sink unit at mezzanine level.

The unit is served with electricity via a dedicated electric meter and by mains water.  Electricity is recharged broadly at the rate charged by the energy provider to Coombe Park and water and sewage charges are included in the service charge.

A lease of the unit is available to suit the individual occupier but is usually for a term of six years with provision for a review of the rent and service charge at the end of the third year and there is a mutual break option at the end of the third year, operable on three months prior notice.  The lease is on an internal repairing basis and will be outside the scope of the Landlord and Tenant Act 1954 so far as security of tenure is concerned (there is no automatic right to a new term on expiry of the lease).
