Focus on Commercial Property in the South West – Cornwall and Devon

AS we start to look ahead to sunshine and next year’s summer holiday, we head South West to one of the UK’s most popular holiday destinations and home to businesses of all shapes and sizes – the English Riviera. While it’s rich in wonderful beaches and a stunning coastline, it’s home to one of our poorest counties which has been a beneficiary of EU subsidies – so there’s an air of uncertainty following the Referendum’s No vote. It’s fair to say, we have found a certain buoyancy in the commercial property market along the coast and inland.

The English Riviera is certainly enjoying plenty of interest from people looking to rent shops, offices, warehouses, storage and industrial units. Landlords and agents’ for sale and to let boards can be seen in key towns such as Falmouth and Truro and throughout the county. You can’t get to Cornwall without passing through Devon so some businesses consider property options along the A30, A39 and A38 main access roads, and look at towns such as Plymouth and Exeter when looking for premises.

Post Brexit, as elsewhere in the UK, agents and landlords are attempting to be largely positive about prospects for the rest of 2016 and in to next year. There are fears, however, over the future provision of the EU subsidies which Cornwall has benefited from as and when Brexit becomes a reality.

Day-to-day business is ‘positive’ according to Miller Commercial’s senior partner and investment specialist, Peter Heather. “Whilst I always encourage clients to be prudent, opportunities for sensible and calculated investment and development continue.” He adds: “Some clients are embracing the volatility, and it is interesting to see a number of substantial deals being instructed since Brexit. It is certainly too early to be clear about the effects of the vote, so in the meantime, our view is to continue as normal and remain vigilant of opportunities and risks.”

Miller Commercial has been appointed as agents of Cornwall Business Park at Scorrier. The 25-acre brownfield site, alongside the A30, has permission for 100,000 sq ft industrial, logistics and manufacturing space. CBP Developments has instructed Miller Commercial to start marketing plots of 5,000 sq ft plus as both freehold and leasehold units.

Miller Commercial’s Thomas Smith, says: “The Business Park will help address the lack of good quality, fit for purpose employment space in the county and presents an exciting opportunity for businesses within the county to expand into brand new premises which can be built to their own specific needs.”
